0% -- You find the buyer and there is no other agent involved.  You don’t need my assistance and you pay nothing. 

1% --  You find the buyer and there is no other agent involved I write the contract and walk it through closing for you.  My commission is only 1%. 

4% -- I find the buyer and write the contractThere is no other agent involved.  My commission is just 4% 

5% -- Another agent represents the buyerYou pay 5% commission.  Of that 5%, the buyer's agent receives 3% and I receive 2%.

 

Details

 
  • Sell your property yourself while it is listed and pay NO COMMISSION
    This does not apply to a buyer exposed to the property by myself or another agent while your property is listed with me.
     
  • Cancel the listing at any time.
    Either you or I can cancel just by calling and saying “I want to cancel the listing.”  It’s that simple. The cancellation becomes effective at the time of the call. The yard sign and the listing in the MLS will be removed within three business days.
     
  • No advance fees of any kind
    You pay only if I procure an offer that’s acceptable to you. I pay all of the marketing and other incidental expenses related to finding you a buyer fast!
     
  • “No Pressure” presentation
    I will never allow you to be pressured by a prospective buyer or their agent agent. All offers will be faxed or delivered to me, and will be presented to you by phone so you can make your decisions privately.  Considering an offer is an important decision and it’s one that you deserve to make privately without distraction.

Can I hold an open house?
 
  Yes, as often as you wish.  If a buyer, not working through an agent, comes through and wants to purchase your house you have the option of calling and letting me know you've sold the property. I will then cancel the listing at no charge to you.

Or if you would like me to represent you in the sale, I will write the contract and handle all the various details to ensure a successful closing.  You pay just 1%.  This is the same service that I provide you when you are paying 5% and another agent sells your house.

 
Can I have my sign as well as yours on the property?
 
  No.  The only marketing right you give up when you list with me is your "for sale" sign.  Having another sign posted could potentially interfere with agent showings, so we have only one sign showing on the property.
 
Can I run an ad in the paper or list my house on the Internet?
 
  Yes.  The only marketing right you give up when you list with me is the yard sign.  If you find a buyer who is not working with an agent, you have the option of calling and letting me know you've sold the property. I will then cancel the listing at no charge to you.
